New Applicants: Short-term Rentals, also known as Vacation Rentals, are only allowed within the City's Coastal and Commercial areas subject to City regulations explained in the Short-Term Rental License tab below. However, Home Sharing (i.e. renting out a room within a Single Family Residence while owner/authorized tenant resides at the property) is permitted througout the City subject to first obtaining a Home Sharing License. Please contact program staff to determine whether your property is eligible for a STR license or to learn about the Home Sharing program.
Existing Non-Coastal and Non-Commercial STRs: Existing Short-term Rentals outside the Coastal and Commercial zones are required to sunset on Wednesday, May 27, 2020. These STR licenses may be eligible for partial renewal (for the period of April 1 - May 27, 2020) at pro-rated cost. Please the Existing Licens Holders section below for more information.
Existing Coastal and Commercial STRs: Existing Short-term Rentals within the Coastal and Commercial zones are not subject to Measure M, and may be eligible for full year renewal (for the period of April 1, 2020 - March 31, 2021). Transient Occupancy Tax (TOT) rate: Current TOT rate is12%.
