COVID-19 UPDATES

Based on the June 8th Monterey County update, Hotels, Motels, Bed & Breakfast Inns, and Short-term Rentals (STR) may resume operations effective June 12th consistent with the State guidelines and checklist. Please direct your questions pertaining to this update to the Monterey County Health Department or the Monterey County District Attorney’s Office.

The City of Pacific Grove levies 12% Transient Occupancy Tax (TOT) to all properties in the City of Pacific Grove that are rented out to transient occupants for a period of 30 consecutive calendar days or less. TOT is payable to the City of Pacific Grove on a monthly basis. Payments are due by the 15th day of the month following the close of each reporting period. For example, taxes collected in January must be paid to the City of Pacific Grove by no later than February 15th. Otherwise, penalties of up to 50% of the owed TOT amount may apply. In addition, property owners who rent their residence or a room on a short-term rental basis, are required to obtain a license from the City. TOT returns can be filed online or by mail. To file TOT returns by mail, complete and mail the appropriate TOT return form along with your payment to the address listed on this webpage.

EXEMPTIONS:
The following are exempt from TOT:

  • Any person as to whom, or any occupancy as to which, it is beyond the power of the city to impose the tax herein provided;
  • Any officer or employee of a foreign government who is exempt by reason of express provision of federal law or international treaty.

IMPORTANT NOTE:
AirBnB is one of several online marketplaces that enables people to list, search and book rental accommodations. Beginning on December 1, 2017, AirBnB has agreed to collect and remit TOT on behalf of property owners within the City of Pacific Grove who utilize their service. Please be advised that the City does not have TOT collection and remittance agreements with any other hosting platform (including VRBO, HomeAway, TripAdvisor, Flipkey, vacationrentals.com, etc.). Therefore, it is your responsibility to pay TOT on all income earned through the aforementioned hosting platforms.
